By accessing or using the Platform, you agree to be bound by these Terms & Conditions (“Terms”). If you do not agree, please do not use the Platform.

1. Platform Role Disclaimer

Volnyn Property:

• Is not a real estate broker, agent, developer, or property owner

• Does not participate in negotiations, site visits, payments, or transactions

All property-related dealings are conducted directly between users.

2. User Categories

These Terms apply to:

• Buyers / Property Seekers

• Property Owners

• Real Estate Agents / Brokers

• Builders / Developers

Each category is subject to additional responsibilities outlined below.

3. Eligibility

• Users must be 18 years or older

• All information provided must be accurate and truthful

• Business users confirm they are legally authorized to operate

Volnyn Property reserves the right to suspend or terminate accounts that violate these requirements.

4. Buyer / Property Seeker Terms

As a Buyer, you acknowledge that:

• Listings are provided for informational purposes only

• Prices, availability, and specifications are set by agents, builders, or owners

• You must independently verify all property details, documents, and approvals

Volnyn Property is not responsible for property condition, pricing changes, legal status, or transaction outcomes.

5. Agent Terms

If you register as a Real Estate Agent or Broker, you confirm that:

• You are legally licensed or authorized where required

• You have owner consent to advertise listed properties

• Listings are accurate, current, and non-misleading

• You will not post duplicate or fake listings

Volnyn Property may verify agent accounts and remove listings or suspend accounts for violations.
Lead generation and transaction success are not guaranteed.

6. Builder / Developer Terms

If you register as a Builder or Developer, you confirm that:

• You are authorized to market the listed projects

• Project details, pricing, approvals, and availability are accurate

• Marketing materials are legally owned or authorized

Volnyn Property is not responsible for construction quality, project delays, approvals, or delivery timelines.

7. RERA Disclaimer (India-Specific)

Volnyn Property does not verify RERA registrations or approvals.

• Any RERA numbers or compliance details displayed are provided by agents, builders, or owners

• Users must independently verify RERA information through official government portals

• Volnyn Property is not liable for inaccuracies or non-compliance

Nothing on the Platform constitutes legal, regulatory, or real estate advice.

8. Property Listings & User Content

All users posting listings agree that:

• Content must be lawful, accurate, and non-infringing

• Volnyn Property may edit, reject, suspend, or remove listings at its discretion

• Listings may be indexed by search engines and used for promotions

By posting content, you grant Volnyn Property a non-exclusive, royalty-free license to display and promote it.

9. Featured Listings, Promotions & Refund Policy

Volnyn Property may offer paid promotional services, including:

• Featured listings

• Highlighted properties

• Banner advertisements

All promotional fees are non-refundable, including cases of:

• Low or no inquiries

• Early removal of listings by the user

• Account suspension due to policy violations

Visibility, ranking position, and inquiry volume are not guaranteed.
Any exception is at the sole discretion of Volnyn Property.

10. Lead Quality & No-Guarantee Clause

Volnyn Property facilitates lead generation only.

• We do not guarantee:

  • Lead quality or intent

  • Buyer seriousness or financial capability

  • Conversion or transaction completion

Volnyn Property is not liable for unresponsive, invalid, or non-converting leads.
All negotiations and verifications are the responsibility of the users.

11. Prohibited Activities

Users must not:

• Post fake, misleading, or unauthorized listings

• Scrape, copy, or misuse platform data

• Spam, harass, or misuse contact details

• Upload illegal or deceptive content

• Attempt to bypass platform security

Violations may result in immediate suspension or termination.

12. Third-Party Links

The Platform may contain links to third-party websites or services. Volnyn Property is not responsible for external content, policies, or actions.

13. Intellectual Property

All platform design, branding, logos, and content (excluding user listings) are owned by Volnyn Property and protected by intellectual property laws.

Unauthorized use is prohibited.

14. Privacy & Data Protection

15. Limitation of Liability

18. No Brokerage / No Commission Clause

Volnyn Property is a neutral property listing and discovery platform only.

• Volnyn Property does not charge brokerage, commission, or success fees from buyers, sellers, agents, or builders for property transactions

• We do not participate in negotiations, pricing decisions, payments, agreements, or deal closures

• Any brokerage fees, commissions, or professional charges are strictly between the buyer and the agent, builder, or property owner, if applicable

Volnyn Property shall not be responsible or liable for:

• Brokerage disputes

• Commission claims

• Payment disagreements between users

Users are advised to clearly discuss and agree on any brokerage or commission terms independently and in writing before proceeding with any transaction.

19. Governing Law & Jurisdiction

These Terms are governed by the laws of USA.
Courts located in USA shall have exclusive jurisdiction.

20. Changes to Terms

We may update these Terms from time to time. Continued use of the Platform constitutes acceptance of the revised Terms.
